Your Questions About Shingles

George asks…

Have you ever personally experienced?

A natural disaster? What was it and how did it affect your faith?

I was home when a tornado struck and it took the buildings and trees all around our house, but not one shingle was touched on the house. It was a miracle we could not believe when we saw the destruction 360 degrees and one of God’s signs and wonders to prove he protected us through it all.

Hi Dianne m.

My disaster was identical to yours.

I was also on the Island ( Jamaica) when 3 tornados passed by. I saw the first one twisting itself like a snake in the sky. It was a very small one, too, then it became a little bigger, then headed toward me. I had to run inside of the house, which was made of concrete. You know houses on the Island are often made of Concrete, which are very strong houses.

Then I watched the tornado pick up a Cow and threw it up in the air. Then it kindly put down the Cow on the earth, then torn up the trees, earth and such. It attacked the house I was staying at, but the house was too strong for it to damage.

But the other 2 tornados did destroy other places, especially houses made of wood instead of Concrete.

I do not want to experience such disaster again. No way!

Thank God. And God is powerful

Nancy asks…

I have a really dumb question? My son was gonna buy this house but it has been one thing after another.See >

Started out it had a Auction sign in the front Yard, then it has a FOR SALE BY OWNER sign in the yard, then It had a FOR SALE by owner Owner Financing sign in the Yard, Then it had a River Valley Sign in the Yard, Then it had a Lease sign, Then a REMAX sign. Even after they had moved in the REMAX sign stayed in the yard well then His Wife told me they were giving 80,000 for it. Well its a nice house we thought. But They started out to pay 699.99 a month then it was 799.99 then 810 then the contract was drawn up it went to 860 a month then to 924. We had the lights turned on and then some thing happened and the electric company came out and pulled the Light Meter said the wiring was below code for our town the Bills were running to high we found out it was a fire hazard. Then while I was there waiting with the Electric company I find out the thing has 9 layers of Shingles. Which will not pass HUD inspection. My son is buyer his wife is CO-Signer the guy will only talk to my sons wife >
I see all sort of RED FLAGS. But my daughter in law is mad Because He will not Fight to keep the house.I think if the Guy Who owns the House Would get the roof on it and now we Got him to fix the wiring It would be all right. But my son says he is finished. He is tired of the Crap with the House. That when she pulled up some kind of a good faith thing on the computer about the house they have marked it up to 200,000.00 But I found the HOUSE Listed in the REMAX Book listing it for 64,900.00 I asked them if they are getting it from TOM FLORES for 110,000.00 why has REMAX got it listed for 64,900.00 we asked TOM he Laughed and said OH THATS WHAT THEY OFFERED HIM FOR THE PLACE. That he has more than that tied up in the house for everything. If it is Listed for 64,900.00 in their Book Then ISN’T That what the selling Pricwe is Is Tom Trying to Screw them or what. Then Tom has them Deposit the Money for Payments in his account. I feel it’s Shady. Am I right?
They moved in In August My son refuses to Sign any papers he Keeps telling me that Tom tells him one thing and his wife something else all He seems to be worried about is the money gonna be in my account by the 5th of each month. The 1st papers they showed me the payment they were told would be 699 then add 100 dollars for Paper work I told him yes they always ass that then the Guy told the kids that he would pay Closing cost and Contract fee Now On the Papers the Closing costs are on their paper work. I told them NO If He is Paying them Then It should not show up on Theirr Contract and Tom told them he would pay Taxes and Insurance But now that also is on the papers thery showed me. Repairs show up on thier papers and If Tom is doing owner financing why are the Kids Payments jumping around so much. 1st I was told 699 then 799 plus 100 then I see papers now it’s 924. I told him not to sign anything to tell Tom to Shove IT. But Tom call my sons wife 3 or 4 times a day while she is at

The other 2 were right somewhat. But first you must read over the disclosure. If this stuff was stated in the disclosure there probally isnt much you can do and the amount they are paying seems to be a variable rate. Read over the contract. How long have they been living there? It seems like quite awile now if its jumped around that much. It may be too late already. It will be best to get a lawyers opinion on everything there are basic laws in every state but every state has different laws too thats why real estate agents can only sell in one state not every state. There are state and national exams they have to take but the national exams just say the laws that are national laws.

What to do about bad roofing job?

My kitchen had a leak in the ceiling, so I called a roofer. They came out and said we had hail damage to our roof and they could replace the entire roof through the insurance company. They requested the first check upfront and came out within a day to do the replacement. A day after, the ridge vent was sticking up, as were shingles. Our satellite dish was detached and hanging. There appear to be multiple layers of shingles from the side view. Also, The shingles dont extend to the chimney, as there are big gaps. Lastly, there are shingles covering the gutters that are either sticking up or bent inwards. I’m far from an expert, but the old roof, at 20 years old, looked far better than this new roof (all asphalt). I told the contractors I wouldn’t sign over the second check until the work was satisfactory, however, I don’t even know what to really look for. They are coming out today and I don’t even want to let them back on our roof. Any suggestions? Can they sue us if we decide to take the remaining funds and let another roofer repair what they botched?
The contractors are licensed and insured. Our contract states “To do all work interior + exterior per insurance scope.” The insurance papers say “Remove 3 tab-20 r.-comp single roofing -incl. felt,” and ” Remove Add. layer of comp. shingles, remove & disp.” In my county, in Georgia, they are only required to obtain a permit if they remove the shingles and the wood underneath. I don’t know if that is what they did. Also the contract mandates arbitration, in the event of a dispute. I will try and post a few pics in a few.

If you signed a “contract” your in for a rough ride. If and when then finish and you think it “looks” ok…. Or still does not. I would voice my concerns, both verbal and via a certified letter. That way you have documentation as to the events and discussions you had.
Ive been down this road before. IF the insurance company is involved contact them and deal with them and let the roofing company deal direct with the insurance company. I went thought a very similar deal. In my case I paid a partial payment up from. Not near what they wanted.
Then they said when they were done they would send paper work in for final release. Well, I got my 2nd half of the money. I did not pay them the agreed price due to a number of “lack” items that we listed in the quote. I told them to sue me. Yes you heard that right. They said ok….. Long story short Insurance paid out a total for the roof of 6500. I paid Roofer 4000. I pocketed the remained. Insurance company calls me about 3 weeks after job is done. And says they need to come out to inspect work done. Perplexed with out typing out the whole deal. The scam roofer was trying to get Ins company to cut another check directly to them for 5K. WTF ! I told insurance company of all events and provided all my documation via dates and times of calls and whom I spoke to (roofer company) and my certified letter I also sent. Long story short my Insurance company sued the Roofer ! And the roofing company dropped it case with me and we called it a day. I had another company fix and finish the screw up. I still came out ahead. The insurance company helped.
Maybe this make sense to call ins company and see what they say. BTW if the Roofing company is GW CAT or GW construction be cautious

Where do I stand with my landlord?

I recently found a great house to move into… or so I thought! It all looked good on paper and I thought that it was my dream house. We decided to do a lease with purchase option, and it all sounded great. I could see where there were water spots on the ceiling in a few places and I asked her about them. she told me that the roof had leaked a while ago, but that she had it fixed already. She told us that she would clean the house before we moved in (and she didn’t), have the carpets professionally cleaned (again… she didn’t), and that she would replace the garbage disposal (yep, you guessed it… she didn’t).

We gave her 1,000 dollars as a deposit for the house. She did not provide a lease for us to sign until the day that we moved into the house. We decided not to sign it until we looked it over (as we wanted to make sure that it all looked kosher). We waited to sign the lease and pay the first month’s rent until the end of the week because it was more convenient to all of us.

Long story short, we woke up to find that the roof leaked. When I say leaked… I mean really really bad (standing water). We immediately called her and she refused to speak with us about the issue and told us that if we were not going to pay rent and sign the lease that night, we had to get out. where do we stand with her? Many of my things are ruined because of water damage due to a leak that she failed to tell us about (trust me, there is no way she did not know about it… there apparently are 6 layers of shingles on the roof and the decking is horrible). I have a 3-year-old and finding a place to live takes time… what should I do???
FYI, we never threatened her to withhold rent… we would be glad to pay her, but she won’t even speak to us about the issues in the house… I’m looking for a place to live, but I don’t want to move my 3-year-old child into the slums of our area… or the “block” of our area… finding a house takes more than 4 hours… do I have any leverage for a place to stay since she didn’t divulge the information?

admin answers:

Am curious; when would you have insured the insides of the house;
only when you bought it?
Sorry for your situation.

I would give her notice, and sue her for fraud; she rented you
a place that was not in rentable condition; let the court
decide!

How do I handle this dispute with the roofer?

I recenty had my roof replaced from wind and hail damage. Allstate approved the repair an we signed the repair contract with the roofing company and the insurance co. accepted it. Work was completed and roofer was paid. He then submitted invoices to Allstate for re-payment of use of extra shingles. Allstate denied it. Then someone from the roofing company called Allstate pretending to me to say extra shingles were used. Allstate asked them to verify personal info and they hung up. Allstate called the # back and it was the roofing company. What re -course do I have?
Allstate told me directly about the call. They said someone called in saying they were me but hung when asked to verify my DOB. Allstate called the # back and it went to the voice mail of a roofing company employee. That’s how I know.
I guess I just have a problem with someone saying they are me for fraudulant reasons when they clearly are not. Who is to say that they dont somehow obtain the info needed to verify they are me? All Allstate asked for was my DOB. That is not a whole lot. If it worked, then it is my word against the roofers to say who actually called. I just have an issue with it.

admin answers:

“What re -course do I have?” – Well, none. They have not done anything to you. Allstate however could pursue him for fraud.
